Attended an excellent conference focusing on technologies for building operations. Key take aways:

  • Sophisticated Operating systems are being developed to manage all aspects of building operations.

  • These systems collect massive amounts of data and use machine learning (AI) to manage and anticipate outcomes.

  • Sensors (Internet of Things) are installed to gather the data.

  • Some areas being targeted

    • Energy usage

      • Can result in lower financing costs

    • Carbon emissions

      • States and cities are creating laws that are driving the need to significantly reduce carbon emissions.

      • The recently passed Local Law 97 of 2019—New York City is an excellent example

    • Space utilization

      • “41% of commercial real estate is paid for, but not used”

    • Security

      • Cyber security

Historically, real estate has not been quick to adopt technology to manage operations, but clearly this is changing. It will be exciting to watch this develop.
